Housing schemes sell thousands of files over years, and every installment, transfer and allotment must be traceable. Here is how housing scheme software keeps plot files and money straight from booking to possession.
A housing scheme's records are its reputation. Buyers expect accurate statements, fair ballots and clean transfers; regulators and banks expect the same. Spreadsheets struggle once files, joint owners, dealers and surcharges multiply.
Set up the scheme
Create the project, phases, blocks and plots. In Hayat Land plots can be added one at a time, by number range (up to 2,000 at once) or from CSV. Use dated price lists so a new price never changes files already booked, and premiums for corner or park-facing plots.
Payment plans and surcharges
Define booking, installment, balloon and possession dues. A late-payment surcharge can be per month or fixed, with grace days and a cap, applied consistently to every file instead of negotiated case by case.
Buyer files
Book a specific plot, or an open file to be balloted later. Joint owners carry shares that must total 100%. Dealers earn commission with their own statements, so dealer payments match the files they sold.
Collections
Receipts by cash, card, JazzCash, Easypaisa, Raast, bank, cheque or pay order, and pay links valid for 72 hours. Each buyer gets a private statement page on my.hayaterp.com showing dues, status and surcharge.
A ballot anyone can check
A computer ballot with a published seed lets anyone with the seed repeat the draw and get the same result. That transparency matters when buyers are anxious about fairness. Plots can also be assigned by hand where needed. Allotment letters carry a QR code that checks they are genuine.
NDC and transfer
A no-demand certificate (NDC) is valid for 30 days by default and is used once, by a transfer. Transfers charge the seller's fee, check CNICs (with an optional NADRA biometric reference) and keep the full ownership history. Cancellation keeps a deduction (10% by default), and possession produces a possession letter.
Land records and rentals too
Developers who also hold agricultural land can keep jamabandi records by khewat, khatooni and khasra, mutations, theka and batai. Those with buildings can run rentals with agreements, a monthly rent run and owner statements. Maps on OpenStreetMap, documents with expiry reminders and court case hearings complete the picture.
Accounts that match
All money flows through normal sales invoices, receipts and journals, so the scheme's balances match the company's accounts.

Frequently asked questions
How does a computer ballot stay fair?
By using a published seed. Anyone with the seed can repeat the draw and get exactly the same result, so the ballot can be independently checked.
Can buyers see their installment statements online?
Yes. In Hayat Land each buyer gets a private page on my.hayaterp.com with their dues, status and surcharge, and can pay online.
